Romania is building warehouse space at a pace few European markets can match. New supply in the country's industrial and logistics market has risen by more than 60 percent, and development activity accelerated sharply through the third quarter: July to September was the most prolific completion period of the year, with developers handing over 133,000 sq m — a 54 percent jump compared with Q2. For the automotive trade, this is not abstract real-estate news; it is the physical backbone of parts distribution, imports and aftermarket supply taking shape.

The demand side tells the same story. In the standout industrial deal of the year across the region, developer MLP Group signed its largest lease of 2026, with automotive parts distributor Auto Partner taking 42,000 sq m of warehouse and office space at the MLP Bieruń West logistics park in Upper Silesia. Agreements on this scale show how fast parts distribution is scaling up across Central and Eastern Europe — and Romania, with its surging pipeline, is positioning itself as a prime beneficiary.

One more force is pushing in the same direction. A sharp drop in new-car sales in the Chinese domestic market has sent negative ripples through the global market, but it has also driven Chinese automakers to actively increase exports to other countries. Export offensives need European distribution networks, and Romania's newly delivered logistics capacity is arriving at exactly the right moment.
