Romania's industrial and logistics market is in full expansion mode, with new supply rising by 60 percent, according to EurobuildCEE. For the country's car industry — and the web of suppliers, distributors and hauliers that orbit it — that is not abstract real-estate news. It is the physical scaffolding of a supply chain that grows more demanding by the year.

DHL Group has now included Romania in a €400 million investment plan covering Central and Eastern Europe, SeeNews reports. The bet makes sense in a country with deep automotive roots: Renault established its Dacia subsidiary there in the late 1960s and 1970s, one of the most notable of the French carmaker's Eastern European ventures and one that remains active today. Where car plants anchor an economy, logistics capacity stops being optional infrastructure and becomes the circulatory system of the entire industrial base.

The demand driving this build-out is regional, and it is automotive to the bone. MLP Group has signed its largest lease of 2026, with automotive parts distributor Auto Partner taking 42,000 sqm of warehouse and office space at the MLP Bieruń West logistics park in Upper Silesia, Poland. When a single parts distributor commits to a footprint of that scale, it signals where the region's warehouse demand is heading — and Romania's 60 percent jump in new supply suggests developers there intend to capture it.

The manufacturing map is being redrawn at the same time. Stellantis chief executive Antonio Filosa says sharing factory capacity could help keep plants open, as the group invests in new platforms and European batteries. For logistics operators, that is less a warning than a planning brief: retooled platforms and a European battery chain will demand new routes, new stock points and new cross-docks — precisely the kind of assets now sprouting across Romania.

Even the inputs are changing hands. The European Commission has approved the proposed acquisition of BASF Coatings by investment firm Carlyle, subject to the divestment of Nouryon's worldwide polysulfides business to a suitable buyer. Coatings sit at the heart of automotive finishing, and consolidation that far up the chain tends to ripple all the way down to the distribution parks — the same parks now multiplying around Romania's car industry.

For all the warehouse steel and factory retooling, every vehicle in this ecosystem eventually needs a buyer.
